Application Process Overview

All applications are reviewed, processed, and scored by an independent third party company

  1. Apply: (Estimated time: 10-15 Minutes) Applications can be submitted here on our website at AllayResidential.com/Apply. Every adult who will be residing in the property during the lease term will be required to complete an application. Up to 2 adults may apply on a single application. For a household with more than 2 adults or applicants looking to apply separately, please select a household member as the as the primary and all other applicants should state that they are applying as part of the primary applicants household. Tip: Applicants who connect their bank account for income verification can be processed in as little as one business day.

  2. Processing: (Estimated time: 1-5 business days) Resident Research, our independent application screening team processes applications Monday - Friday during regular business hours (excluding holidays). Applications begin processing in the order they are received. Upon receiving your application, they will begin the screening process and start the process for verifying the applicant’s identity, prior residence history, current employment. Please let your employer and past landlord’s know that we will be reaching out and their responsiveness will help speed up your application process. Tip: If you need to make changes to your application or submit additional information, please e-mail info@residentresearch.com.

  3. Decision: (Estimated time: less than 24 hours) Once the screening process is complete, we’ll complete a final review of the application with the property owner and render a decision. Decisions are rendered based on the household’s application. If an application is approved, the applicants will receive an e-mail with a summary of the approved lease terms and asked to confirm. If an application is denied, the household will receive notification. If an application is denied based on missing information, the applicants are welcome to send the missing information to info@residentresearch.com for consideration.

    Note: In the event of multiple applications on the same property, we will begin the final application review once all applications for a household have completed application processing. A decision will be rendered based the order that the application has finished processing.


Minimum Qualifications

Below is a brief overview of our minimum criteria, provided as a guideline to help prospective residents make informed decisions on submitting an application. We reserve the right to change these criteria at any time and individual properties may have specific requirements. For the most up-to-date criteria, please reach out to our property management team directly.


Credit Scores: Credit scores play an important role in our decision making process. The credit score of all household members will be averaged and the household credit score will be used to score the application as follows:

  • 620 and lower: Household scores 620 or lower will scored “fail” and the applicant is likely to be declined. We recommend applying with a more highly qualified applicant. (Please see Frequently Asked Questions Below)

  • 620-670: Household scores in the 620-670 range will be scored “conditional” and considered based on the entirety of the application. Additional rent or security deposit may be required.

  • 680 and Higher: Household scores 680 or higher will be scored as “pass”

  • Note: In most instances, the Transunion/Vantagescore 3.0 will be used to review an applicant’s credit; however, other sources and scoring models may be used from time to time for the most complete understanding of an applicant’s credit.


Income Requirements: Residents should demonstrate verifiable household income of at least 2.5x the rent amount. Residents are encouraged to provide any and all sources of legal and verifiable income to our screening team. Residents may receive a request to connect a bank account, provide paystubs, bank statements, or tax filings to verify the stated income.

  • 2.5x or lower: Verifiable household income will need to be a minimum of 2.5x the income. Income below this threshold will be scored “fail” and the application is likely to be declined

  • 2.5x - 3x: Verifiable household income between 2.5x and 3x the rent will be scored “conditional” and considered based on the entirety of the application. Additional rent or security deposit may be required.

  • 3x and higher: Verifiable household income above 3x the rent will be scored as “pass”

  • Note: Due to high levels of income fraud, our applications team will need to independently verify all income. During the application process, applicants will be given the opportunity to connect a bank account using “Decision Logic”. This is not required but is likely to result in the quickest and most accurate decision.


Background screening:

All residents 18 years or older will undergo a credit check, resident history check, criminal background check (sex offender, Felony conviction, Misdemeanor conviction). If we are unable to verify any of these, the applicant may be denied residency.


Frequently Asked Questions

  • Everyone is welcome to apply for residency at any of our properties and all applicants will be required to meet the same criteria regardless of income source. When submitting an application, please indicate the voucher amount as income on the application. All applications will be screened against the same criteria.

    Please thoroughly review your program’s housing and owner requirements before applying. We are unable to conduct additional inspection requirements, trainings, or make adjustments to any fees paid.

    Application fees are always nonrefundable.

  • Unless otherwise noted, pets are subject to pet rent of $30 per month per pet under 30 lbs. For animals over 30 lbs, we are happy to seek owner approval once we have received the full tenant and pet application. All residents will be asked to complete pet screening through our partner, petscrening.com While most of our homes are pet-friendly, some homes may not accept pets or have specific requirements - this will be noted on the listing page.

  • Up to one non-occupant lease-signer may be included as part of your application & lease agreement. This person will be required to complete the full application process as a member of the household and included on the lease agreement. They will be fully responsible for the obligations of the lease.

  • Self-employed applicants will be asked to provide tax returns, connect their bank account and/or provide bank statements. Connecting a bank account through our partner, Decision Logic will be the easiest and fastest way to verify your income.
