Application Process Overview

Total Timeline: 1-6 business days

All applications are reviewed, processed, and scored by an independent third-party company.

Step 1: Apply

Estimated Time: 10-15 minutes

Submit your application at AllayResidential.com/Apply. Every adult who will be residing in the property during the lease term must complete an application.

Application Options:

  • Apply together: Up to 2 adults may complete a single joint application

  • Apply separately: For households with more than 2 adults, designate one person as the primary applicant. All other household members should indicate they are applying as part of the primary applicant's household when submitting their individual applications.

💡 Pro Tip: Applicants who connect their bank account for income verification can be processed in as little as one business day.

Step 2: Processing

Estimated Time: 1-5 business days

Resident Research, our independent application screening team, processes applications Monday through Friday during regular business hours (excluding holidays). Applications are processed in the order they are received.

How You Can Help Speed Things Up: Please notify your current employer and previous landlords that we will be contacting them. Their prompt response will help accelerate your application processing.

Step 3: Decision

Estimated Time: 1 business day after processing is complete

Once screening is complete, we conduct a final review with the property owner and render a decision based on your household's complete application.

If Approved: You'll receive an email with your lease terms summary and a request to confirm acceptance.

If Denied: Your household will receive notification. If the denial is due to missing information, you may submit the required documents to info@residentresearch.com for reconsideration.

Multiple Applications: When multiple households apply for the same property, we complete the final review process once all applications for each household have finished processing. Decisions are made based on the order applications completed processing.

Minimum Qualifications

Below is a brief overview of our minimum criteria, provided as a guideline to help prospective residents make informed decisions before submitting an application. We reserve the right to change these criteria at any time, and individual properties may have specific requirements. Credit Score Requirements

Credit scores play an important role in our decision-making process. We average the credit scores of all household members to create a household credit score, which is evaluated as follows:

Below 620 - Does Not Meet Requirements

  • Applications typically declined

  • We recommend applying with a more highly qualified co-applicant (see FAQ section for details)

620-679 - Conditional Approval

  • Considered based on the complete application profile

  • May require additional rent payment or increased security deposit

680 and Above - Meets Requirements

  • Standard approval consideration

Note: We primarily use TransUnion/VantageScore 3.0 for credit evaluation, though other sources and scoring models may be used to ensure comprehensive assessment.

Income Requirements

Residents must demonstrate verifiable household income of at least 2.5 times the monthly rent amount. We encourage providing all sources of legal and verifiable income to our screening team.

  • Recent paystubs

  • Bank statements

  • Tax filings

Note: All income must be independently verified by our screening team. Applicants can expedite this process by connecting their bank account through our secure Decision Logic platform during application submission.

Background Screening

All residents 18 years or older undergo comprehensive background screening, including:

  • Credit History Review

  • Rental History Verification

  • Criminal Background Check

    • Sex offender registry search

    • Felony conviction history

    • Misdemeanor conviction history

Important: Applications may be denied if we cannot verify any required background information or if screening results do not meet our residential standards.

Individual circumstances are evaluated holistically. Meeting minimum requirements does not guarantee approval, as final decisions consider the complete application profile.


Frequently Asked Questions

  • Housing Voucher Policy

    Everyone is welcome to apply for residency at any of our properties, and all applicants will be required to meet the same criteria regardless of income source. When submitting an application, please include your voucher amount as part of your total household income. All applications are screened using identical criteria.

    Important Requirements for Voucher Holders

    Property Approval Status: Most of our properties have not been accepted into housing voucher programs. Properties that have been approved for voucher participation will clearly indicate this in their individual listing descriptions. Please verify that your specific voucher program has approved the individual property for participation before applying. Our properties must meet all program-specific requirements and receive formal approval from your housing authority to accept voucher payments.

    Additional Program Requirements: We are unable to accommodate requests for:

    • Special inspection procedures beyond standard requirements

    • Program-specific training or certification

    • Adjustments to standard fees or lease terms

    • Modifications to our standard application process

    Before Applying: We strongly recommend contacting your housing authority to confirm the property's participation status and ensure all program requirements can be met.

    Application Fees: All application fees are non-refundable regardless of approval status or program participation eligibility.

    Note: Meeting our standard rental criteria does not guarantee voucher program compatibility or property approval through your housing authority.

  • Unless otherwise noted, pets are subject to pet rent of $30 per month per pet under 30 lbs. For animals over 30 lbs, we are happy to seek owner approval once we have received the full tenant and pet application. All residents will be asked to complete pet screening through our partner, petscrening.com While most of our homes are pet-friendly, some homes may not accept pets or have specific requirements - this will be noted on the listing page.

  • Up to one non-occupant lease-signer may be included as part of your application & lease agreement. This person will be required to complete the full application process as a member of the household and included on the lease agreement. They will be fully responsible for the obligations of the lease.

  • Self-employed applicants will be asked to provide tax returns, connect their bank account and/or provide bank statements. Connecting a bank account through our partner, Decision Logic will be the easiest and fastest way to verify your income.
